Role Description
The Commercial Manager will be responsible for overseeing all financial and contractual aspects of the construction of the residential campus of IAC. This role requires expertise in cost management, procurement, contract negotiations, quantity surveying, and risk mitigation to ensure the project is delivered within budget and on time. The ideal candidate will have experience in construction project management, commercial operations, and stakeholder coordination.
Core Responsibilities
1) Financial Planning and Cost Management
- Develop and oversee project budgets, ensuring cost-effective management of resources.
- Provide cost estimates and financial reports to stakeholders and senior management.
- Drive commercial strategies that align with the organization’s construction and development goals.
2) Procurement & Vendor Management
- Lead procurement processes, ensuring compliance with organizational and regulatory requirements.
- Negotiate and finalize contracts with vendors, contractors, and service providers.
- Ensure timely delivery of materials and services, optimizing procurement efficiencies.
3) Contract Management & Compliance
- Draft, review, and manage contracts, ensuring adherence to legal and financial standards.
- Resolve contractual disputes and maintain strong relationships with all stakeholders.
- Ensure compliance with local regulations and industry best practices.
4) Quantity Surveying & Cost Control
- Conduct cost analysis and prepare cost plans for the project.
- Assess material quantities and ensure accurate quantity take-offs.
- Evaluate contractor valuations and certifications to ensure cost efficiency.
- Provide recommendations on cost-saving opportunities without compromising quality.
- Evaluations of variations and time extensions of contractors
5) Risk Management & Mitigation
- Identify potential risks in financial, legal, and operational aspects of the project.
- Develop mitigation strategies to safeguard project timelines and budget.
- Ensure appropriate insurance and financial protections are in place.
6) Stakeholder Coordination & Reporting
- Collaborate with project managers, engineers, and external consultants to streamline project execution.
- Communicate commercial and financial insights to senior leadership and project teams.
- Maintain accurate records and documentation for audits and financial reviews.
Requirements
Key Qualities
- Strong understanding of procurement, contracts, financial planning, and cost estimation in large-scale projects.
- Proven negotiation and stakeholder management skills.
- Proficiency in ERP systems, contract management tools, and MS Office.
Qualifications
- Bachelor’s or Master’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
- Minimum of 10 years of experience in commercial management and quantity surveying, preferably in the construction industry.
- Comfort with technology, databases, and data interpretation tools preferred.
